Owning a location house is a fantastic way to earn extra income and connect with top brands, photographers, stylists, and production companies looking for unique spaces for their creative productions and events. However, standing out in a growing marketplace requires more than just a beautiful home — you need a compelling listing and a smart promotion strategy and we’re here to help!

In this guide, we’ll cover essential tips on creating a strong listing and promoting your space to attract more bookings.

1. Crafting a High-Quality Listing

Your listing is the first thing potential clients see, so making it as compelling as possible is key. We editorialise all of our listings but you know your home the best so the more information you can give us the better. Here are our top tips to optimise your booking page:

High quality photos are a must

High-quality images are crucial for making a great first impression. Consider these photography tips to choose the best possible images:

  • Use natural light – turn off inside lights and open those curtains to let as much light in as possible.
  • Showcase a variety of angles – capture wide shots to show scale and detail shots to highlight unique features.
  • Stage your home – remove clutter and arrange furniture to enhance visual appeal.
  • Include exterior shots – if your home has outside space showcase this as well.

Write an Engaging and Detailed Description

A strong description helps potential clients visualise their shoot or event in your space. Make sure to:

  • Describe the aesthetics – Is your home modern, bohemian, industrial, or something else?
  • List key features – Think about unique selling points like high ceilings, large windows, original fireplaces, or stylish decor.
  • Mention practical details – Include information about parking, access, and amenities like WiFi and kitchen use.
  • Be clear on flexibility – State if furniture can be moved, walls can be used for props, or certain areas are off-limits.

Set Competitive and Transparent Pricing

To make finding and booking a location as simple and transparent as possible all our locations have an hourly rate, which you set and have the ability to change at any time. When it comes to setting your rate it might help to consider the following:  

  • How much of your home is available for hire. If Creators only have access to the ground floor, for example, we would suggest taking that into account and lowering your rate.
  • Where in the country are you? Have a look at similar locations nearby to see if you are competitive. This does not mean you need to set your rate to match but it can be a useful yardstick.
  • How much experience do you have welcoming shoots and events? If you’re just starting out we recommend starting slightly lower and raising your rate as you gain experience.
  • It can also help to start with what you would be happy to take home for a full day’s shoot (say, 9am – 5pm) and divide this by 8 to give you a rough hourly rate.
  • Don’t forget to factor in the agency commission. In our case our commission is one of the lowest in the industry at just 15% so you take home 85% of every booking.

If you need support setting your hourly rate just get in touch and we can help. You also have the option to provide a 10% discount for shoots of 8 hours and over, which encourages longer reservations. Don’t forget to set your minimum booking duration based on what makes sense for you. Shorter shoots do tend to mean small crews and no large equipment so don’t be afraid to have a low minimum booking duration as these can still yield a nice return.

2. Optimising your listing for maximum visibility

Your listing is online so make sure it is optimised to be easily found.

Use Keywords in Your Description

Think about what potential clients might search for and include relevant keywords naturally in your listing. Some useful phrases might be:

  • “London location house for photoshoots”
  • “Industrial loft for creative projects”
  • “Scandi-style location home available for filming”
  • “Bright, modern kitchen perfect for food photography”

Gather Positive Reviews

We ask all Creators to leave a review of your space after their booking. A high rating and positive feedback make your listing more attractive to future bookers.

3. Promoting Your Location to Attract More Bookings

We’re your biggest cheerleaders and work hard to get your location in-front of as many potential clients as possible, however you can take additional steps to promote your location and increase inquiries.

Share on Social Media

Use your personal or business Instagram, Facebook, and Pinterest to showcase your space.

  • Add your Styled Home Studios link to your social media bio.
  • Tag us @styledhomestudios in anything you share so that we can repost.
  • Post behind-the-scenes shots of previous bookings (with permission).
  • Share testimonials from happy Creators.
  • Use hashtags like #LocationHouse, #StyledHomeStudios, #PhotoshootLocation to reach the right audience.

Connect with Local Creatives

Engage with photographers, stylists, and brands in your area by:

  • Joining Facebook groups for photographers and production companies.
  • Attending networking events and letting people know your space is available.

Once you start receiving inquiries, ensure a smooth process to turn interest into confirmed bookings.

  • Respond quickly to inquiries to increase the likelihood of securing the booking.
  • Be clear about house rules to manage expectations.
